I&amp;#39;ts under the surface and so many people hear but don&amp;#39;t see it right away. Many people even in the Spokane Real Estate Market are finding it hard to make their payments and keep up. Most people are kinda sitting tight on what&amp;#39;s happening in the market but any savvy investor knows you ahve to take advantage of any market, good or bad. Homeowners have found this out aslo by refinancing when the rates get lower and selling when prices are high enough that they can upgrade and move up. Home Buyers watch the slow markets for deals and speed up when the market prices are rising. Renters rethink when the rates get low and are forced to rent when the prices get too high. So we all really play the market but the question is based on this market, where is it going and how can you thn be a winner and not a loser. &lt;/p&gt;&lt;p&gt;You notice I didn&amp;#39;t mention Realtors yet, they also shift with the market. So many new realtors came into the market a few years ago when it was hot that even the bad ones were getting a little business that they were taking out of the pool for others to get. It&amp;#39;s like fishing in a spot and then 10 other guys paddle over and drop a line in. Yes Realtors, you better check your bait! It&amp;#39;s going back to realtors having to offer more to get the business. The good news for them is the business that many new realtors were taking out of the pool are now going back as those realtors fall away. This will bring back some stability to the market for them after winter. &lt;/p&gt;&lt;p&gt;So how do you win? it&amp;#39;s simple know what&amp;#39;s happening and don&amp;#39;t make the wrong moves. It&amp;#39;s like the stock market, unwise investors buy high when a stock seems good and then when it starts going down out of fear they sell. So they are losing money by buying high and selling low. Don&amp;#39;t do this with your home. Iknow many home buyers who bought a home when the prices were high and everyone was selling and now they can&amp;#39;t sell it for what they bought it for because the market is slowing. You almost have to train yourself do the opposite of what the media is saying. When it says the market is slowing, Buy!!! So that when the market returns you cansell and upgrade. Homeowners if the market is slow what you really need to know is how much competition is there, time the market when there is less competition and the prices start to rebound but don&amp;#39;t wait until it&amp;#39;s great and everybody is selling. &lt;/p&gt;&lt;p&gt;Renters, buy in a slow market when rates are lower to stimulate the housing slump. This is the time to buy and right now that is what is happening. Also the loans are harder to get now but stick with it and find a lender who didn&amp;#39;t get in in the last 3 years to help you. They will know how to get it done. Homeowners watch for the bottom and look for a refi. Realtors, build your business while others are packing up, get a second job if you have to but keep advertising while other are cutting back and you&amp;#39;ll get a foothold when it rebounds. People are reluctant to recognize the real market conditions in Spokane. Is it as bad as some say, probably not, but is is still the same, No. &lt;/p&gt;&lt;p&gt;What is happening is the first time home buyers are being squeezed out of homes they could afford and with all the 100% loans they were getting it made up for this, but now they are gone and the homes will start to pile on and that means the prices will come down as the competition increases. This coupled with the wannabe lenders who got in the business to make some easy money but not knowing what they were doing getting squeezed out fo the industry because now you have to have some experiance to get those loans done. It will go back to FHA loans and people with better credit so less loans with a multitude of loan officers means the better ones will stick around and the easy business will go away for the others. &lt;/p&gt;&lt;p&gt;As this happens the market will slowly correct itself. Home prices for entry level homes will come down and buyers will find good lenders and the process will heal itself. If you are indeed going to beat the system and sell it yourself and save money you have to get educated before making key decisions. This includes even if you are going to sell without a &lt;a href="http://rossquintana.point2agent.com/Contact_Us/page_1821085.html"&gt;realtor&lt;/a&gt;. &lt;/p&gt;&lt;p&gt;The problem is many people like the idea of FSBO but have never tried it and the flyer or website for the sign rental company is all full of one sided testimonials saying how great it is. But who puts the horror stories I have heard over the years. No body advertises how their product doesn&amp;#39;t work. This is where numbers don&amp;#39;t lie. People can say all they want but 1 to 2 in 10 FSBOs sell and many sell at about 92% of fair market value. This isn&amp;#39;t for doom and gloom but if you&amp;#39;re going to take on a project as big as selling your home you should at least know what is involved so you can do it smart. &lt;/p&gt;&lt;p&gt;The problem is the advice your getting is hearsay or from realtor owned FSBO sites that talk against realtors so you don&amp;#39;t talk to their competition on to later sell you a listing after the FSBO sign didn&amp;#39;t work. If it does they got a little money up front. These are lead incubation systems. They rent a sign, discourage realtor use then offer limited or full service to people when it doesn&amp;#39;t sell. It&amp;#39;s OK but many times you need unbiased information. This market is slow and all the realtors are getting more competitive to stay afloat. A sign in the front yard and FSBO website will not be competitive right now and that is why it&amp;#39;s not working for many FSBO&amp;#39;s that are still on the market now. Second is you need a good agent with wuality marketing that gets noticed. Hiring any old realtor is not going to cut it right now. You need to get educated on what to look for and make better choices that your competition on who to hire. Realtors are slower now and will put their best foot forward to get your home sold so winter time is a great time to sell. But it is an indicator. What I mean by this is that since for sale by owners have a small and usually set marketing plan (Sign, Flyers, and 1 website), they are good indicators of the market because if the market is busy and people are just stopping buy and buying a home without looking at others much then the for sale by owner market will do well. But when things are tight and competitive with agents doing large scale marketing plans and still not being able to get it sold then the first to feel the impacts of a tight market are the for sale by owners. &lt;/p&gt;&lt;p&gt;I work with alot of FSBO&amp;#39;s (For sale by owners) and most of them have been feeling a lack of traffic since this summer. This was the indication of what was happening overall in the housing market. When FSBO&amp;#39;s start to not work it&amp;#39;s an indication of the tightening market. The fact is as it gets more competitive only the best marketing plans will attract the smaller pool of buyers. When the market was hot&amp;nbsp;around 100,000 new realtors entered the profession. Also the FSBO count went way up with people trying to sell it themselves. Bottom line though is the number of FSBO&amp;#39;s selling has been going down over the years because with more &lt;a href="http://rossquintana.point2agent.com/HomesAuthenticated.aspx?tabid=1944015" target="_blank"&gt;real estate agents&lt;/a&gt; all the markets are getting more competitive as there are more people fighting for the attention of the same pool of buyers. &lt;/p&gt;&lt;p&gt;It used to be people trying to save money would throw a sign up or rent one from a FSBO site wich is usually owned by a realtor who will collect money up front for services and then wait until it doesn&amp;#39;t work and then list for the people thay already talked with. It&amp;#39;s a way of building relationships with people before they need a realtor. Numbers are numbers, about 1 to 2 in 10 FSBO&amp;#39;s sell. Many for only about 91-92% of fair market value. This is why you can&amp;#39;t beleive all the realtor run FSBO sites that tell people how great it is. The numbers say otherwise, the trend over the last years when real estate was hot is that more people are trying but fewer people are making it to a sale. This is why I tell people not to be so focused on saving a commission or not using a realtor and instead realize the market is more competitive than it ever has been and you probably need a &lt;a href="http://rossquintana.point2agent.com/HomesAuthenticated.aspx?tabid=1736791" target="_blank"&gt;good professional&lt;/a&gt; to even be competitive. The end of Spokane real estate sales is not here, but neither is the market business as usual. There are many factors going on and it&amp;#39;s not just the facts it&amp;#39;s understanding them and who and what they will impact. &lt;/p&gt;&lt;p&gt;The sales numbers are down, but not drastically. The Spokane market needs to correct itself and I beleive it will. The first time home buyers have to be able to buy homes again and want to buy homes. What I mean is the loans for first time home buyers have shifted and they can still buy but then may be scared by the market talk and the fact that they can&amp;#39;t get the same type of loans they were getting. The confusion alone is enough to slow them from trying which is one of the big fears buyers have. Getting the loan was easy when lender&amp;#39;s were confident they could get a loan for anyone. Just like real estate, the mortgage market got alot of new lenders and loan officers trying to make money on the hot market. Many lenders didn&amp;#39;t really know their business and were just shoving people into the easy 100% conventional loans. Now alot of those are not available so they don&amp;#39;t know how to confidently help 1st time home buyers. I think the impact is less first time home buyers trying to get loans and more people waiting to buy. &lt;/p&gt;&lt;p&gt;&amp;nbsp;If first time home buyers don&amp;#39;t buy the 135,000 home then those people an&amp;#39;t upgrade to the175,000 and those people can&amp;#39;t buy the 225,000 and so on. If the first time home buyers don&amp;#39;t move up no one does. There are still sale that will happen but the foundation of the process is the first time new home buyers. Expect to see this change as the lenders get reset and the market adjusts. Remember the elections are coming and many things are still out there to impact people&amp;#39;s confidence. So I don&amp;#39;t see it drastically changing soon. People are being tenative. Homes must be priced right, staged well, and marketed right.
