Our Marketing Plan - It's in the Details!


It's all about the details! I have worked in marketing in many forms for years. Some people say they have an eye for marketing. I don't think you're born with it, but I definetly think that I have it. I notice the details and strategies in each piece of marketing. Many details well managed will lead to wonderful marketing. We have developed our marketing over years of refining. We watch our competition and trend setters around the nation always searching for the next best thing for our clients. To be honest this is not something everyone will pour into their business. I have a passion for marketing and building our business and that flows out to great marketing for you.

Let's look at each piece of our marketing and why what we do and why we do it. I will also explain why we don't do other things that some might do and what you can expect as the norm. Each part of the marketing plan may surprise you as to why we do what we do and the role each one plays. If an agent doesn't understand these things how can they effectively market your home. Let's get started.

Signs - This is how the public driving around sees your home. These are people who generally are just getting started because if they have a realtor, that realtor would pull a list for them and they wouldn't just be driving around looking for homes. The sign needs to catch their eye and make it easy to see from a distance for people driving by. The problem is that most people are hit with so many advertisements on every road they block them out. The traditional white for sale sign can fade into oblivion. We were one of the first in Spokane to utilize additional signs to draw people's eyes and we use an inverse font that is able to be seen from a distance. With quality painted posts that are distinctive from the traditional, invesre fonts, and additional a frame signs, you can't miss one of our homes for sale.  

   

Photos - Since 80% of shoppers start their home shopping online, and in the MLS your home printout has one picture thumbnail, you get all of about 2 seconds to be on the must see list or the next list. People decide whether they like your home or not on the front photo. I am amazed at how many bad photos there are out there for really nice homes and they wonder why they aren't getting much traffic. Your ability to find the right angle, lighting, and editing of your photos has one of the biggest effects on your traffic. Two things cross the minds of buyers looking in 2 seconds, price and picture. Don't let a bad photo kill your traffic. You might have a great home but if it is not photographed well the buyers will never know. Ask your realtor for sample listings printouts. This cost you nothing to have grreat photos and they are what is competing with the other homes not the homes themselves because you compete first on the page next to the other homes on the printout. Good Photos Increase Traffic! We take many photos and digitally edit them. Some photos our there look like they were taken with a camera phone driving by or the lighting or angle is so poor they are just giving buyers a reason to cross them off th list. Great photos will drive traffic.

 

Brochures - Here we go. first we will address the fact that some agents don't do flyers at all. they may tell you things like " I want them to call me so I can sell them your home " but the fact is if I asked 10 buyers if they wanted a brochure on a home or not probably 10 would say they do. If you have no brochures they will just pass you buy. After seeing many homes they will not remember your home either. I have driven with many buyers and trust me at the end of the day they don't remember the homes very well. So if they are driving around without a realtor in the starting phase and you don't have a brochure they may not want to call the sign because they aren't "serious" yet or they don't want to talk to a salesperson. This is why they get online. They can see pictures without haveing to commit or talk to anybody. whether they are looking with a realtor or not they will see your tri fold brochure our of a stack of 10 flat one page brochures. Presentation matters. It's a competition for their attention and the winners get a showing or an offer. The goal isn't to give them so much information they don't come out. Photos and simple descriptions are used to drive them to want to see the home. Our brochures offer a free recorded hotline number so they can hear info and current price without bothering an agent. people love this. They can call at 1 am if they want when they wouldn't call an agent. They can also go online for more info. The brochure gives them all they might need without any resistance to commiting or contacting an agent. We listen to what buyers want and create systems they will use.

 

24 Hr Hotline - Lets talk about the hotline system. It reduces the bariers for calling for new shoppers who might fall in love with the home if they previewed it. But they are unlikley to call agents. our call capture system lets us know everyone who called on the home for the price so we know both how many people are looking a day at our home and have numbers to contact them to follow up. Most agents don't have any way of tracking this. It's vital because if you are getting alot of calls on brochure for price but not many showings it means they like the marketing and presentation of the house but not at that price. Plus all the marketing works on a code system so you can change all your advertising with one call. This means no waiting to make changes or reprinting. Old ads people have are still current. We can then change price more often to fine tune it instead of having to drop it in large chuncks because the magazine won't come out for another month. Bottom line, we can get every penny for you out of the house.
